You are responsible for setting up your electricity and internet services with providers of your choice and transferring the accounts into your name. Billing must start on your lease start date or move-in date, whichever is earlier.

RENT PAYMENT
Rent is automatically withdrawn on the 1st of each calendar month from the checking account provided in the PAD Agreement.
Important Reminder:
Please note frequent late payments may lead to defaulting on the lease agreement and disciplinary action, including eviction.
RENTAL AGREEMENT
The duration of your residential tenancy agreement is fixed and clearly outlined in the lease. If you terminate the lease early, a lease break fee will apply as outlined in your agreement. You will also be responsible for paying rent until the end of the lease term or until a suitable new tenant is found to occupy the unit. Any requests to terminate or extend the lease must be discussed with the Property Manager.
*A 50 dollar fee applies to replace a missing fob, mail key, or parking tag.
For the thermostat, please swipe left on it, and you should see an override button.
Click that button, and it should allow you to adjust the thermostat on the main screen. (Swipe right to return to that screen.)
If your AC turns on and not off for some reason, look for the heat (fire) icon, click it, and ensure that only the heat option is selected.
Additionally, there is a button called "Set Points" on the same page as the override button. This allows you to set your preferred temperature without having to manually adjust it each time.

COMMON AREAS
At Mission Landing, we take pride in maintaining a clean, organized, and welcoming environment for everyone. To ensure our community remains a pleasant place to live, we kindly ask that all residents keep the common areas and parkade free of clutter. Please store personal items in your designated storage units.
We understand that sometimes accidents happen, in the event of any spills or accidents involving pets, please notify property management immediately so we can address the issue as quickly as possible.

At Mission Landing, we embrace pets and their companionship! We strive to create a welcoming environment for all residents and their furry friends while ensuring a harmonious living experience.
To maintain this balance, we ask that all pet owners adhere to the following guidelines:
Pet Approval: Breed and size are not restricted; however, all pets, including exotic animals, must receive prior approval from property management before they can reside in your unit.
Monthly Pet Fee: A monthly pet fee applies: $50per month for dogs and $35 per month for cats.
Responsible pet ownership:
Pet owners must promptly clean up after their pets. Failure to do so may result in disciplinary action.
Rooftop Dog-Run:
Our rooftop patio features a designated dog-run area for pets to relieve themselves. While this is the only approved location within the building for pets to "go," owners are still responsible for ensuring waste is immediately removed from the area.
For the health and safety of everyone at Mission Landing, smoking or vaping of any substance (including but not limited to) tobacco, cannabis and their extracts or derivatives—is strictly prohibited within the units and common areas of the building, including the patios areas and unit balconies.
Engagement in any illegal drug activity will result in immediate termination of your lease agreement. There will be no exceptions to this policy.
Alcohol Consumption: Alcohol consumption is restricted to individual suites.
Common Areas/Roof Top Patio: Alcohol is prohibited in all common areas of the building with the exception of the Roof Top Patio. When enjoying alcohol on the roof top, please ensure that you adhere to appropriate noise levels and clean up all beverage containers to maintain a respectful environment for all residents.
Residents and their guests are expected to be considerate of their neighbours at all times. Excessive noise will not be tolerated, and any disturbances reported will result in a notification to the responsible resident. Repeated disturbances will be considered a violation of your lease agreement.
Residents are responsible for the behaviour of their guests. Please ensure that all doors are properly closed and not propped open to prevent noise disruption.
Quiet hours must be observed between 10:00 PM and 7:00 AM, seven days a week. This includes minimizing noise from music devices, televisions, appliances and gatherings.
We ask that all residents and their guests be respectful of each other to help maintain a peaceful and comfortable living environment for everyone at Mission Landing. Thank you for your cooperation!
Only occupants listed on the lease agreement are permitted to reside in the apartment.
If you are expecting guests to stay for more than two weeks, you must contact property management to seek approval on a case-by-case basis.
Residents are responsible for keeping their balconies clear of snow, debris, and other potential hazards. When removing snow, please be mindful of the balconies below you. To prevent inconvenience or damage to your neighbours, do not allow snow or debris to fall onto other balconies.
Snow should be carefully shovelled or swept to the side where the AC unit is not located.
By taking these precautions, you help ensure the safety and comfort of all residents and help maintain a pleasant living environment for everyone at Mission Landing.
Vehicles that are non-operational or in a state of disrepair are not permitted to be parked or stored in/on the property. Please ensure that all vehicles are in good working condition.
Our rooftop patio offers amazing skyline views of downtown Calgary, providing a perfect place to relax and enjoy the vibrant cityscape. To ensure everyone can fully enjoy this fantastic space, please help keep it clean and comfortable by following these guidelines:
BBQ AREA
The BBQ area is available for use year-round on a first-come, first-served basis. To ensure that everyone can enjoy the BBQ, please follow these guidelines:

When using patio furniture, please be considerate of othes and adhere to the following guidelines:
Clean Up: Always clean up any mess or garbage and take any personal belongings with you when you leave. This helps maintain a clean and welcoming space for all residents.
Damage: If you notice a damaged or excessively soiled furniture, please report it to Property Management so it can be addressed promptly.
The Flex Area is a versatile space available for residents to book for various activities or gatherings. To ensure everyone can enjoy this shared space, please follow these guidelines:
At Mission Landing, we offer several amenities to make your living experience more convenient and enjoyable. Below are the details of some key amenities:
BIKE ROOM
The Bike Room is available for residents to securely store their bicycles. This provides a safe and convenient space to keep your bike protected when it’s not in use. Ask your Property Manager for access to the room.
How to use the Saris Bike Trac with locking bar?
• Position the Bike: Tip the bike onto its rear wheel.
• Lift and Hook: Lift the front of the bike slightly and secure the front wheel onto the hook.
• Secure for Safety: Use the safety bar to keep the bike securely in place.

The pet wash area is conveniently located within the bike room, providing a space to clean your pets after walks or outdoor activities.
Please be considerate of others by cleaning up after yourself and leaving the area tidy for the next user. This helps ensure the pet wash area remains pleasant and accessible for everyone.
We offer secure storage lockers for rent, providing you with extra space to store your belongings safely and conveniently. These storage lockers are available for a monthly fee and are designed to keep your items secure.
If you're interested in renting a storage locker, please contact property management to check availability and discuss pricing.
If you are leasing a parking stall, you will be provided with an RFID card for an underground stall to access the underground parkade and then be allocated a specific stall.
This designated spot is reserved for your vehicle, ensuring you have a consistent and convenient place to park.
A designated parking stall with no RFID card will be provided for surface parking stalls.
Please display your parking pass at all times while parked in your allocated stall to avoid any issues with parking enforcement or inconvenience to other residents.
If you have a surface stall and encounter an unauthorized vehicle parked in your assigned space, please contact Indigo Parking directly (contacts below) so they can authorize ticketing or towing.
Our secured parcel room will notify you via 1Valet app when your parcels are ready to retrieve.
To ensure a smooth and secure move, please follow these guidelines when using the move-in/out area:
Following these steps will help make your move smoother and keep the process organized for everyone.

Most appliance problems can be prevented with proper use and maintenance. If a serious problem occurs, report it to Property Management so we can schedule a visit for repair.
To prevent damage to paint and plaster, avoid using plastic tack or tape on the walls. Instead, use picture hangers. Any damage to the walls must be repaired by the tenant before move-out. If the landlord has to repair drywall or repaint due to damage caused during your tenancy, the cost will be deducted from your security deposit.
To prevent mildew and mold in the bathroom, ensure proper ventilation by using the exhaust fan, especially while showering. Regularly clean the showerhead to remove calcium buildup; CLR is an excellent product for this.
Clogged toilets and overflows are common issues caused by tenant misuse. To prevent these problems, avoid flushing items like paper towels, tampons, sanitary towels, facial tissues, or "flushable" wipes, even if the packaging claims they are flushable, as they can cause significant plumbing issues. Preventing clogs and overflows is much easier than dealing with the resulting mess and damage. Keep a plunger handy!
Please note: Tenants will be responsible for charges if a toilet clog is determined to be caused by misuse.
Tenants are responsible for testing all smoke alarms and carbon monoxide detectors every 30 days. If a detector is not functioning properly, please notify Property Management. Smoke alarms and carbon monoxide detectors with low batteries will emit a consistent beep or chirp until the batteries are replaced.
Smoke alarms and carbon monoxide detectors are crucial for your safety. Property Management conducts an annual inspection of these devices throughout the entire building to ensure they are functioning correctly.
Maintaining a clean and healthy living environment is essential for both your well-being and the overall upkeep of the building. Please regularly clean both the inside and outside of your apartment, ensuring it remains free of grease, mold, mildew and cobwebs.
Promptly pick up pet waste inside the apartment and around the building. Ensure pets do not cause damage to the property.
In the kitchen, store food properly and avoid leaving it out for extended periods to prevent attracting ants and other pests. Regularly clean the oven and hood vents to maintain a hygienic and safe cooking environment.
Proper disposal of toxic waste is crucial for your safety and the environment. Please ensure you safely dispose of toxic substances such as oil, antifreeze, batteries, and solvents in accordance with local regulations. Do not dispose of these items in regular trash or down drains.

We prioritize your comfort and satisfaction. If your unit requires any repairs, please contact the property management team via text, call, or email, and we'll do our best to have someone on-site within 24 hours. We kindly ask that you refrain from attempting any repairs yourself.
In rare circumstances, Property Management may need to enter your home for repairs or maintenance. We will provide you with at least 24 hours' advance notice whenever possible. While we are committed to respecting your privacy and rights, we retain the right to enter the property after giving notice, regardless of your consent.

Before contacting Property Management, please follow these initial steps to address some common maintenance issues:
If water is flowing onto floors from any appliance, fixture, or pipe, first close the shut-off valve for that specific appliance or fixture as shown below. If you are unable to locate or access the appropriate water shut-off valve, turn off the main shut-off valve and contact a South Bank Property Management team member for further assistance.
To shut off the water in an emergency, please follow the steps outlined below:
